Winterhaven Owners,
An email was sent to the membership on March 23rd advising and reminding you about pest control and also the requirement to submit a Winterhaven Lease Addendum for your off-season rentals.
We had our first pest control visit of the season yesterday, and several tenants were upset claiming no one had told them about extermination and they were either reluctant or refused to allow the exterminator in the condo. Having to deal with and explain to agitated tenants the need for extermination adds time to an already lengthy process. Also, several condos appeared to be occupied by tenants staying 30 days or longer, but no Winterhaven Lease Addendum has been submitted by the Owner. Please let me make clear that the requirement to submit the addendum is mandatory.
For your convenience, I've copied the email that went out on March 23rd below. In closing, if you haven't already done so - if you have a tenant in your condo, please turn in the Addendum to Judy right away and also make sure your tenants are aware of the pest control treatments taking place on the 3rd Monday of each month (usually between 11:00 am and 1:00pm). Also, if your tenants have pets, they must turn in the Pet Registration Form, which was voted on, for liability purposes, at last year's Membership Meeting.
Something that might help: I include notification of the pet policy, exterminator visits (with Knock and Enter provision), and the 'no grilling' policy in my lease agreements. Since the tenants have to sign both the lease agreement and the lease addendum, they should be totally aware of the policies. I also point out those provisions in my conversations with them, just to be sure they know.

Pest Control
Pest Control treatments will resume in April beginning on Monday, April 20th and will continue through November - on the 3rd Monday of each month. Each Owner is responsible for notifying guests and tenants of the scheduled pest control treatment. The exterminator will enter under a "Knock and Enter" policy, which means that the condo will be entered by the exterminator if no one answers. All units will be sprayed unless an Owner specifically requests otherwise (please contact me if you have any special requirements regarding spraying your unit).
Off-Season Rentals
Recall that the Association implemented new policies last summer requiring long-term renters to complete a lease addendum/pet registration and the Owner to provide a copy to the Association. All forms may be found on the Association website: www.condosatwinterplace.com. Some quick links have been provided below. It is very important that every Owner observe these requirements.
