Delinquent Dues Policy

At the Nov 2nd Board meeting, the Board of directors approved that the Delinquent Dues Policy be amended to clarify that all payments received shall be applied to the most recent amount owed.

Rear Balcony Repairs

Repair work on the rear balconies has been scheduled for the week of Oct 31 - Nov 4 (Mon-Fri). The balconies will be accessed from the rear, so entry through the condos will not be required. Please notify your guests/tenants that workers will be performing work on the balconies next week. Also, please ensure that no pets are left on the balconies.

A 4x4 column will be placed to add support to the railings and decking boards will be inspected and replaced as necessary.

Fire Extinguisher Inspection

There will be an inspection of all condo fire extinguishers on Wednesday, Nov 2, 2011 starting at 10:00 am. It is each Owner's responsibility to ensure that access is granted, so please be sure to notify your guests/tenants if your unit is occupied. The entry policy will be knock-and-enter which means that the condo will be entered if no one answers.

Note: If an Owner has not provided a key to the Managing Agent and no one is home to grant access at the necessary time, then the Owner will be responsible for having a fire extinguisher inspection arranged and completed by a certified inspector no later than Nov 30th, 2011 at the Owner's expense.

Repair Policies

The Board has recently approved two policies regarding maintenance and repair. The first deals with regular maintenance and repair, and the second deals with repairs and replacements that are the result of insurable losses. The policies do not represent any substantive change to the Association's current practice of dealing with repair issues, but rather clarifies and explains the respective responsibilities of the Unit Owner and the Assocation.

Balcony Inspection

An inspection of the condo rear balconies has been scheduled for Oct 18-20 (Tues - Thur) during the hours of 9:00 am to 5:00 pm. We have planned a 3-day window of time to allow for weather conditions and possible repairs. It is each Owner's responsibility to ensure that access is granted, so please be sure to notify your guests/tenants if your unit is occupied. The entry policy will be knock-and-enter which means that the condo will be entered if no one answers.

Note: If an Owner has not provided a key to the Managing Agent and no one is home to grant access at the necessary time, then the Owner will be responsible for having an inspection arranged and completed by the Association's approved inspector (at the Owner's expense) no later than Oct 31, 2011.

Monthly Dues Payment

For your convenience, instead of mailing a check - you may now make a copy of your monthly dues check and email or fax to the Managing Agent. The check will then be electronically deposited. 

Your payment will be considered on time if it is received by midnight of the due date (10th of the month, or the first business day thereafter if the 10th falls on a Sunday or holiday).

Owners Working in the Common Area

Board Meeting Reminders and Agendas

Because of owner interest in Board Meetings, the Board will continue to send reminders of Board meetings to members via email. Members can access meeting dates and agendas on the Executive Board page.
